I do not negotiate.
I do take ownership of the details so you can stay focused on your clients.
Listing to Close — $449
From listing agreement through closing and final file completion.
- Document review for accuracy and completeness
- Full RSA file creation and maintenance
- Shared Google Drive for agent and clients
- MLS entry and photo upload
- Sign and lockbox coordination
- Flyer creation
- Netsheets and offer comparison spreadsheets
- Tracking of all seller disclosure timelines (SPDS, insurance claims history, etc.)
- BINSR response handling
- Monitoring of all contingency deadlines
- Final RSA file completion so your commission can be paid
Offer to Close — $449
From accepted offer through closing and final file completion.
Everything in the listing package, plus:
- Communication with lender, title, listing agent, and other transaction coordinators
- Earnest money tracking
- Inspection and BINSR coordination
- HOA document handling
- Appraisal and loan status monitoring
- Title follow-up
- Solar, septic, and well paperwork when they arise
- Calendar and checklist management to help prevent cure notices
- Closing preparation and final walk-through coordination
Double-End / Dual Agency
$499 base + applicable add-ons
