Phoenix-Area Real Estate News 

🏡✨ Hey there! So, guess what? The Cromford® Market Index took a hit, but it’s not all doom and gloom. We’re talking about an average decline of 15.2%, which is actually a bit better than the 16.1% dive we saw last week. Progress, right?

Now, when we break it down city-wise, most places didn’t have the best time. Paradise Valley, Cave Creek, Glendale, Phoenix, Surprise, Mesa, Peoria, Maricopa, Queen Creek, Avondale, Scottsdale, and Buckeye all felt the pinch, performing below the average.

But hold up! Goodyear decided to be the cool kid on the block, showing improvement in its Cromford® Market Index over the last month. And let’s give a shoutout to Tempe, Fountain Hills, and Chandler—they’re holding their own, too.

Here’s the deal with the real estate market dance: 10 out of the 17 cities are still leaning towards sellers, with Peoria and Cave Creek keeping it balanced. On the flip side, Surprise, Buckeye, Goodyear, Queen Creek, and Maricopa are in the buyers’ club. Maricopa and Queen Creek are below 80, and Buckeye has even dipped below 70.

Now, here’s the scoop. Demand is showing a little leg, trying to make a comeback, but guess what’s crashing the party? Supply! It’s doing its own thing, increasing in most areas, and that’s a bit odd for the third week of November. So, buckle up for the real estate rollercoaster!

Concise Market Snapshot

This table provides a concise statistical summary of today’s residential resale market in the Phoenix metropolitan area.

The figures shown are for the entire Arizona Regional area as defined by ARMLS. All residential resale transactions recorded by ARMLS are included. Geographically, this includes Maricopa county, the majority of Pinal county and a small part of Yavapai county. In addition, “out of area” listings recorded in ARMLS are included, although these constitute a very small percentage (typically less than 1%) of total sales and have very little effect on the statistics.

All dwelling types are included. For-sale-by-owner, auctions and other non-MLS transactions are not included. Land, commercial units, and multiple dwelling units are also excluded.

For today, Saturday, November 25, 2023, the current average 30-year fixed mortgage interest rate is 7.74%, up 5 basis points since the same time last week. If you’re looking to refinance, today’s average 30-year fixed refinance interest rate is 7.74%, falling 4 basis points compared to this time last week. Meanwhile, the national 15-year refinance interest rate is 7.05%rising 6 basis points compared to this time last week.

ADOT: No state highway closures over Thanksgiving weekend (Nov. 22-27)

Drivers should focus on safety, being patient and staying alert

PHOENIX – If you are among the many drivers who will be taking to the highway over Thanksgiving weekend, the Arizona Department of Transportation is working to ease the travel stress.

ADOT and its contractors will not schedule any full construction or maintenance closures on state highways from Wednesday afternoon, Nov. 22, to Monday morning, Nov. 27, to help limit impacts on holiday travel.

Drivers should prepare for their trips ahead of time and “expect the unexpected” while focusing on safe driving, being patient and alert when on the road. You should get adequate rest, always buckle up, obey speed limits and never drive while impaired.

Sixteen people were killed last year in a total of 16 fatal crashes on all Arizona roads, including local streets, over the Thanksgiving weekend. Four of those fatalities occurred in crashes listed as alcohol-related.

Due to anticipated heavier traffic conditions during peak travel times including Wednesday and Sunday afternoons, motorists should try to get an early start, allow extra time if possible and be prepared for unscheduled closures or lane restrictions due to crashes, disabled vehicles, inclement weather or other incidents.

Highways that will be busy with holiday travelers include Interstate 17 and State Route 87 north of the Phoenix area as well as I-10 in areas between the Tucson or Phoenix metro areas and California.

Packing an emergency kit can come in handy in case you encounter inclement weather, experience car troubles or face an unscheduled stop in traffic. Items to pack include:

  • Extra bottled water
  • Snack foods
  • A flashlight and extra batteries
  • Blankets
  • Warm clothing, including extra gloves
  • First aid kit

Drivers should be prepared to slow down and move over if ADOT workers, other first responders or disabled vehicles are along state highways. In addition to on-call statewide maintenance crews, the ADOT Incident Response Unit (IRU), sponsored by GEICO, patrols Phoenix-area freeways in Maricopa County from 4 a.m. to midnight on weekdays and from 6 a.m. to 4 p.m. on weekends. The IRU operators assist state troopers as well as drivers in need of help. More information about ADOT IRU can be found on the ADOT website.

Drivers and passengers also should remember prescription medications and items such as a cellphone charger in case of unexpected travel delays. Staying up to date on potential changing weather conditions also is important. ADOT provides additional information at azdot.gov/KnowSnow.

Drivers also should check their vehicle before traveling, including tire pressure, engine belts and hoses, fluid levels and the condition of windshield wipers.
