    Buying a home is one of the largest legal and financial decisions you will ever make. It involves complex contracts, strict deadlines, and significant negotiations.

    Who Represents Who?

    In real estate, it is crucial to understand whose interests a professional is protecting.

    The Listing Agent

    The listing agent represents the seller. Their legal obligation is to negotiate the highest price and best terms for the seller, not the buyer.

    The Builder's Agent

    When you visit a new home community, the friendly salesperson in the model home represents the builder. Their job is to protect the builder's interests.

    Your Buyer's Agent

    When you hire me as your buyer's agent, I represent YOU. My job is to protect your interests, negotiate on your behalf, and guide you through the process.

    The Buyer Representation Agreement

    Before we begin touring homes together, Arizona law and industry standards require us to sign a Buyer Representation Agreement.

    Think of this as our mutual commitment. It outlines exactly what I will do for you, what you can expect from me, and how my brokerage is compensated.

    I believe in complete transparency. We will discuss exactly how my compensation works, what happens if a seller offers to cover it, and what happens if they don't. There are never any hidden fees or surprises.

    I will explain the entire agreement in plain English and answer all your questions before you sign anything.

    When you hire me to represent you, I owe you specific fiduciary duties under Arizona law.

    Real Estate Agency Disclosure and Election (READE)

    What is this document? A required Arizona form that discloses the different types of agency relationships available to you.

    Why am I receiving it? Arizona law requires real estate professionals to disclose who they represent before any confidential information is shared.

    When will I see it? At our very first substantive meeting, before we discuss your specific financial situation or property needs.

    How does it help protect me? It ensures you clearly understand who is working for you and who is working for the seller.

    What questions should I ask? Ask what happens if I want to buy a home that you or your brokerage has listed for sale.

    Buyer Broker Exclusive Employment Agreement

    What is this document? Often called the "Buyer Representation Agreement," this is the contract that officially hires me to be your advocate.

    Why am I receiving it? To establish our working relationship, outline my duties to you, and clarify how my brokerage will be compensated.

    When will I see it? Before we begin touring homes together.

    How does it help protect me? It legally binds me to my fiduciary duties to you—meaning I must put your interests above all others, including my own.

    What questions should I ask? Ask exactly how the compensation works, what happens if the seller offers to pay it, and what happens if they don't.
